There are so many questions you may have, start researching items from the list below:
Consider getting a Survey to confirm property lines, setbacks, and easements
Check subdivision status. If property is not platted, it will require a replat or a determination certificate.
Confirm that utilities are available
Check flood plain (current
FEMA Maps
)
Finances (Can you afford the property?, project requirements?)
Gather property deed and tax ID number (Geographic id); visit
Cameron County Appraisal District CAD Map
If proposed project is a restaurant, stop by the
City of Brownsville Health Department
Will proposed project require a sprinkler system? Stop by the
City of Brownsville Fire Department
for guidance.
Is a permit required? For Commercial Construction, reference International Building Code 2012, Section 105.2
